Built in 1908-1910, the Blackstone Hotel, known as the "Hotel for Presidents", has graced our city's
landscape with its Beau-Arts Classical Revival architecture for over 90 years.
In the spring of 2006, owner and developer Renaissance hired James McHugh Construction to completely
remodel the once thriving hotel while maintaining its historical integrity. AMS Mechanical Systems,
Inc. was retained to complete the mechanical design and construction within the Mariott guidelines,
incorporating an N+1 standard criteria for all primary equipment as the basis of our design.
The system design consists of a 550-ton chilled water plant, a 400 BHP hot water boiler plant,
a state of the art VAV system for the public spaces, and a horizontal heating and cooling fan coil
system for the guest rooms. Special systems include heating, cooling, and ventilation for several
commercial kitchens, restaurants, and various historic areas of the building such as the Grand Ballroom,
the English Room, the Smoke-Filled Room, and the Presidential Suites.

In the fall of 2005, AMS Mechanical Systems Inc., entered into a contract with James McHugh
Construction (on behalf of the Belgravia Group) for the mechanical design and construction of
this premier residential high rise condominium complex. In collaboration with Khatib and
Associates, the owner's representative, Richard Zisook, AMS worked diligently to produce what
most would consider a class "A" mechanical system. The primary goal of this team was to design
and construct a system to provide operational flexibility, extended lifecycles, reduced maintenance/operating
cost, and most importantly, an environment of optimum temperature and humidity control.
The cooling plants are comprised of electric centrifugal chillers, cooling towers, and variable speed
pumping. The heating plants are comprised of natural gas-fired hot water boilers and variable speed
pumping. Sound and vibration control, energy efficiency and ease of operation without entering
residential spaces have been given the highest priorities. The public spaces are served by a series
of VAV air handling systems. The residential spaces are served by vertical four (4) pipe fan coil
units which allow heating or cooling to be available as the resident requires.
An indicator of the team's commitment to making this a class "A" system is the residential humidification
system. Primary humidifiers maintain the whole building at a 20% RH level. Individual secondary
humidifiers in each residential unit control the residence at a level of up to 35% RH. All of the
humidifiers are supplied with water from a central reverse osmosis water purification unit which
minimizes scaling and water-related maintenance requirements at the humidifiers.
